Belton Duffey are proud to be marketing Arch House Bed and Breakfast at Wells-next-the-Sea and I was lucky enough to have been invited to stay and have a look around. So, I packed my overnight bag and sunglasses and headed for the coast, looking forward to a day on the beach and a full English breakfast in the morning with extra sausages!
Arch House is an established award-winning bed and breakfast with 11 double/twin en suite guest suites and separate 2 bedroom owner’s accommodation. The first thing that greeted me was the unusual but beautiful façade of this Grade II Listed landmark building. Inside, a warm welcome awaits guests in the reception/garden room with light and airy communal dining rooms, painted in colourful contemporary coastal colours. The guest suites have been refurbished in individual styles with my favourite suite being ‘The Crow’s Nest’ which has 2 storey accommodation and a sea view from the 2nd floor.
Outside, guests also have use of a peaceful south westerly facing garden with an extensive decked terrace which opens out from 4 of the ground floor suites. All rooms have a parking space reserved for them in the car park.
There is also good sized separate owner’s accommodation with its own private high walled garden and accommodation comprising spacious open plan kitchen/living space, 2 en suite bedrooms, dressing room/study and additional parking.
The centre of Wells-next-the-Sea is just a short stroll away making Arch House not only a lucrative bed and breakfast business but also a potential boutique hotel, substantial holiday home with letting potential or a spacious family home with annexe accommodation.
