AN INTRODUCTION

Hi, I'm Ruben, Head of Security here at Belton Duffey - check out my puppy photo on the meet the team page - cute don't you think?

Let me tell you a bit about myself first.  Well, I like the obvious really such as food (human food preferred), beach and countryside walks,  muddy puddles, cuddly toys, people making a fuss of me and comfy sofas.

When I am not carrying out my office duties, I like to keep my nose to the ground analysing the property market and this is the first of my 'dog blogs' where I will be commenting on the market here in Norfolk.  Don't worry, this isn't the sort of blog where I will be dressing up or playing musical instruments, but I hope to provide buyers and sellers alike useful information, tips and advice and updates on what we're up to here at Belton Duffey.


THE MARKET TODAY AND WHAT WE MIGHT EXPECT FOR THE REMAINDER OF 2017

As with other parts of the country, the property market here in Norfolk experienced a slightly challenging year in 2016.  Stamp Duty changes in April resulted in a surge in sales on second homes and buy-to-lets but, despite a dip in activity, house prices continued to rise.  The vote for Brexit and the more recent US election result mean that we continue to face a period of relative uncertainty.

However, fuelled by a lack of supply, low interest rates and too few new houses being built, I expect demand to continue to outstrip supply in 2017.  Buyers continue to see bricks and mortar as a safe haven for their money and, whilst there may be some bumps along the way, I expect the Norfolk property market to continue to be as resilient as it has proven to be in past troubled times.  This part of Norfolk also remains ever popular, attracting buyers from outside the county looking to relocate or to retire to and for second homes.



SO, IS NOW A GOOD TIME TO SELL?

The lack of properties currently on the market has certainly helped to push prices up and we have experienced a good level of sales with buyers prepared to pay strong money for good properties.  Sensibly priced properties can expect a good number of viewings and offers but many of our local sellers have struggled to find property to buy.
