If you are contemplating selling your property this year or in the spring, here are some ideas and tips for improvements that will not only add value but will also make your home more enjoyable to live in before the new owners move in.

Extending is probably the best way to improve your home and add value.  If you feel you have outgrown the space, consider building an extension or converting the garage or roof space but be careful not to extend in the wrong way.  For example, if adding extra bedrooms, make sure that the property has enough living space.


The expression ‘kitchens and bathrooms sell homes’ is very true particularly as the cost and aggravation of doing these renovations is not a project everyone wants to take on.  Installing a new kitchen or bathroom for a future sale can make the world of difference day to day for you and also for the next owner.  If you can, an open plan kitchen-diner/family room is on most buyers’ tick lists, as it is ideal for family life and entertaining.


It’s all about making life easier and en-suites and shower rooms do this as well as adding value. If a property only has one bathroom, mornings can be quite stressful so an en-suite or extra shower room is a major plus.  Having a bathroom on every floor where there is a bedroom is also valuable and practical.


Modernising a property, that so badly needs it is always going to add value and make it a nicer home to live in.  Central heating is a must, as it is expected by buyers and can be costly, as is good wiring and electrics.


In towns and villages where parking is limited, off-street parking is a big bonus and will add value.  Ask your local Council about permission to drop the kerb to create your own parking space.
